Rental Requirements

Please review these basic requirements before completing the free pre-screen. Requirements may vary by property. Meeting these requirements does not guarantee approval.

Requirements at a Glance

  • Household income should usually be at least 2.5 times the monthly rent.
  • Every adult age 18 or older must apply and complete screening.
  • The screening fee is $35 for each adult.
  • We check eviction records and criminal history. We do not check credit scores.
  • The security deposit is usually equal to one month’s rent.
  • Pets require written approval.
  • Smoking is not allowed inside the home.
  • The deposit and first month’s rent must be paid before move-in.

Household Income

Your household’s total monthly income before taxes should usually be at least 2.5 times the monthly rent.

For example, if the rent is $1,000 per month, the household should usually have at least $2,500 in monthly income before taxes.

You may use pay stubs, employment records, benefit or retirement statements, tax returns, bank statements, or other reliable records to prove your income. We may ask for more information if needed.

Adult Applicants and Identification

Every adult age 18 or older who will live in the home must:

  • Be listed on the application
  • Show a current government-issued photo ID
  • Complete the application process
  • Complete eviction-record and criminal-history screening

An adult cannot move into the home unless the person has been disclosed and approved.

Rental History

Applicants must provide contact information for their current and previous landlords when available.

We may ask about:

  • Rent-payment history
  • Lease-rule violations
  • Care of the property
  • Proper move-out notice
  • Whether the applicant would be allowed to rent there again

Applicants should not owe unpaid rent, damages, utilities, or other money to a current or former landlord. A payment plan or special circumstances may be reviewed.

Who Will Live in the Home?

List every person who will live in the home.

The number of people allowed to live in a home depends on the home’s size, bedrooms, septic system when applicable, safety rules, and the law. People who are not approved cannot live in the home.

Eviction and Criminal-History Check

Every applicant age 18 or older must complete an eviction-record and criminal-history check.

The fee is $35 for each adult. Applicants will receive instructions for paying the fee. The fee is used to pay the screening provider.

We do not check credit scores.

An eviction or criminal record does not always result in denial. Each record is reviewed based on the facts, including:

  • What happened
  • How serious it was
  • How long ago it happened
  • The final outcome
  • The applicant’s rental history since then
  • Other information the applicant provides

Required Documents

Be prepared to provide:

  • A current government-issued photo ID for every adult
  • Proof of household income
  • Current and previous landlord information when available
  • The names of everyone who will live in the home
  • Other information needed to verify the application

False, incomplete, or misleading information may result in denial or cancellation of an approval.

Pets and Assistance Animals

Pets are allowed only with written approval from the property owner or authorized representative. A pet agreement may be required. Pet rules, deposits, and fees may vary by property.

Assistance animals are not pets. Requests for an assistance animal will be reviewed separately under fair-housing laws.

Smoke-Free Homes

Smoking is not allowed inside the home. Residents and their guests must follow the smoking rules in the rental agreement.

Rental Term

For North Carolina homes, the lease starts with a three-month term. Beginning with the fourth month, the lease continues month to month.

Rental terms for South Carolina homes will be listed in the property information or rental agreement. Read the full rental agreement before signing.

Deposit and Move-In Payment

The security deposit is usually equal to one month’s rent. The amount may vary based on the property, application, rental terms, and the law.

The full security deposit and first month’s rent must be paid before keys are provided.

Accepted payment methods are:

  • Money order
  • Cashier’s check
  • Zelle
  • Cash

Approved applicants will receive the exact amount and payment instructions. Do not send money until you receive instructions for the property.

Utilities Before Move-In

Before receiving the keys, residents must place all required tenant-paid utilities in their names and provide proof when asked.

A different arrangement must be approved in writing by the property owner or authorized representative.

Fair Housing and Important Information

We follow applicable federal, state, and local fair-housing laws. Applicants for the same property are reviewed using the same rental standards.

Applicants may ask for a reasonable accommodation or modification when needed. Some requirements may vary because of a home’s size, features, utilities, occupancy limits, or other valid reasons.

Completing the free pre-screen does not:

  • Guarantee approval
  • Guarantee a showing
  • Hold or reserve a property
  • Create a rental agreement

Availability, rent, deposits, and property details may change. Final approval requires the full application and screening process.

The property owner or authorized representative will be identified before the rental agreement is signed. The agreement will show who the parties are and provide the correct payment instructions.
